1. Poorly Constructed Foundation

It’s not that easy to detect defects in the foundation of the house that you’re purchasing. Professional home inspector in Houston states that it can take sometimes multiple years for defects to show up in the foundation. But, if you can look closely, with the help of the home inspector, you can easily find the evidence. 

For instance, the soil around the house’s foundation should be at least eight inches below the siding (six inches if it’s a house constructed out of bricks).   • Rotted sill plate
  • Rotted rim joist  

2. HVAC, Electrical & Plumbing Problems

Just because a house has been newly constructed doesn’t mean that it will stay the same up and till the new owner moves into. It should be realised that system installations such as electrical, plumbing and HVAC are not done until the house is partially constructed. 

Therefore, there can be instances when corners will be cut when installing the plumbing, electrical and HVAC systems, thereby affecting the functionality of the entire home interiors. 

So, it’s always recommended that you along with your home inspector perform serious inspections of the above-mentioned systems and see whether they’re installed in the correct manner. Incorrect installations can lead to inefficiencies within the systems, leading to higher energy bills and wastage of water.

3. Defects in The Electrical System

Since electricity will run through every room in your home, it’s quite easy for defects to pop up. Electrical systems consist of multiple connections, circuits and devices. What this means is that – during the installation of electrical systems, the electrician has made a mistake. 

Therefore, it’s the duty of the home buyer as well as the hired home inspector to find the whereabouts regarding these defects and prevent any accidents from taking place in the future. Moreover, it will also instil a peace of mind feeling inside the home buyer’s judgement.
